Tenant Introduction
Accompanying of client on viewing appointments (unless stated otherwise by special arrangements)’ supervising signing of the tenancy agreement.
Ensuring compliance with the current Gas, Electrical, and Furniture Safety regulation prior to Buyer taking occupation.
Obtaining references.
Obtaining deposit from Tenant.
Fees- 60% of the gross rental due for the entire agreed term stated under the terms of the tenancy agreement ignoring any options to terminate by either the landlord or buyer and any subsequent tenancy whether periodic or new fixed term i.e. subject to a minimum fee £350.
Payable- upon MAK Property Services finding a buyer, directly or indirectly, who is acceptable to, or whom the Landlord has given MAK Property Services authority to accept and who signed the tenancy agreement.
Any subsequent extension, renewal or continuation of the tenancy thereof, (will also be charged at the same rate and in the same manner i.e. subject to minimum fee of £350.00) will incur an administration fee of £350.00 for each year or part of year of the extended, renewed or continued period of the tenancy.
Where the buyer is more than one person the providing at least one of the persons who signed the original Tenancy Agreement extends, renews or continues the Tenancy then the same fee shall remain payable. In the event of the third party (being a person or body corporate) associated with the buyer or occupant entering into a subsequent agreement the same fee shall also be payable.
Furthermore should at least one of the persons who signed the original Tenancy Agreement vacate and then enter into a new tenancy on this property within twelve months of vacating, then the buyer shall be deemed to have been introduced by MAK Property Services and the aforementioned “ buyers Introduction” fee shall still be payable.
The afore mentioned fees are not refundable unless MAK Property Services has acted negligently or in breach of this agreement and are payable regardless of whether or not a new tenancy agreement is signed, not irrespective of whether the extension, renewal, continuation was negotiated or arranged by MAK Property Services.
FULL MANAGEMENT
Advising landlord of any breaches of the tenancy stator obligations providing sufficient funds are held in individual clients’ account.
